Hard floor refinishing — strip the old finish, clean the bare floor, apply new wax coats — is a periodic maintenance job, not a nightly task. Most commercial facilities on VCT or vinyl composite tile need it once or twice per year, depending on traffic volume and how well the daily maintenance program has maintained the finish between treatments.
We have been doing this work in West Valley facilities for 22 years. The difference between a strip and wax done correctly and one done cheaply is visible within four weeks — the low-solids-content finish shows wheel marks and scuffing much faster, and an incomplete strip shows previous finish layers as a grey haze under the new coats.
We apply a commercial-grade floor stripper and use a low-speed rotary machine to break down the old finish. All old wax and residue is removed — not buffed over. Corners and edges are stripped by hand.
The floor is rinsed with clean water and neutralized to remove stripper residue. Applying finish over residual stripper causes immediate adhesion failure. This step is not skippable.
We apply multiple coats of floor finish using a clean applicator. Each coat is allowed to dry before the next is applied. Typical application is three to five coats depending on the finish's solids content and the client's gloss preference.
High-speed burnishing produces a wet-look finish and seals the surface. Recommended for facilities where appearance is a priority — medical lobbies, dental reception areas, professional offices.
VCT (vinyl composite tile) is the most common commercial hard floor in West Valley office buildings. We also refinish sheet vinyl, solid vinyl tile, and linoleum. We do not strip and wax hardwood, concrete (which requires different chemistry), or ceramic tile.
Floor stripping is done after hours or on weekends — the chemical process and cure time require the floor to be clear of foot traffic for several hours. We coordinate with your facilities manager to pick the lowest-impact window and confirm cure time before the building reopens.
